Where do you think teams like these will be in the future? After all, they rely heavily on investors and benefactors to stay afloat.. what if these people pull out? Will they start to disappear?
 
Saracens - pushing up the table

All until all are ejected from the top flight for sponging off naff football grounds. In about 3 years.

Wasps will be alright though, the RFU will come to their rescue.And move them into Twickenham.

We're safe because we secured the lease on VR until 2011 before the new regulations came in. They ban moving to co-share now but they let clubs like London Irish, Bristol and Saracens off. Bristol especially as you could argue that it is still their stadium morally.

After 2011 however, theres lots of grunting that Saracens could look to develop plans to build a new stadium/retail park somewhere else in Watford.
 
Moraals don't come into it, Briss are only tennants in their 'own' stadium... And the Memorial is a crumbling shithole that won't pass the new criteria anyway.
 
Its still sad though. Having the indignity of being forced to sell your own stadium to a football club. I wouldn't force that on my worst enemy...
 
You couldn't anyway... Saints (through Mr. Barwells mafia connections) technically control Northampton Town's Sixfields stadium!!!
