I mean, your not totally wrong, but agencies such as rent smart wales whoni have to be licensed with, dont care who you use to manage your properry, its the person and properties who need to be licensed, directly from the that person. An agent will ask if your part of it, but they dont care, and definatley dont check, they just want their slice of the pie up front, during and after the renatal.
Im not sure how much is needed to earn to retain a solicitor 12 months a year, butbi suspect most would use their servixes per transaction like a lot of us do, why would a solitor be involced in the rental process, and what would an accountant know of property law?
From my experience letting agencies are the wild west, they charge extortionate amounts for finding tenants, managing the property (lol) and collecting rent / admin fees, they would never deal in legalities, and unless you were a first timer probably would only refer you to a solicitor as an upsell.
For Rayner, im mot sure of the specifics too much, but she cant continue to squeeze the public month upon month, AND keep forfrtting to pay fees and registrations lol
